When listing your home, it is important to do all you can to help buyers imagine themselves in the house. You want buyers to imagine the house beings theirs, not yours. Pricing is the most important aspect to getting your house sold. Price too high and it will sit on the market and you’ll get mad at me. Price it too low you’ll leave money on the table, and you’ll get mad at me. I don’t want you to be mad at me. I want you to be happy. Meet with a Real Estate Professional

There's no commitment required on your part for the initial meeting. It will be educational and help you identify your next steps.

Establish a Price

Your agent will provide a market analysis, which will help you set an asking price.

Strategic Price

As difficult as it may be, it's important to review the market analysis and consider your home price objectively.

Prepare Your Home

View your home through the eyes of the buyer and ask yourself what you'd expect. I’ll offer some useful suggestions.

List It For Sale

When everything is in place your agent will put your home on the open market. It's critical you make it as easy as possible for potential buyers to view your home.


Potential buyers may ask to see your home on short notice. It's best if you can accommodate these requests, you never want to miss a potential sale.

Offers and Negotiation

If everything goes well, a buyer and (most often the agent who represents them) will present us with an offer.

Choosing an Offer

I will present the benefits and risks of each offer. You will have the opportunity to either accept or counter any offer based on its merits.

Under Contract

At this point, you and the buyer have agreed to all of the terms of the offer and both parties have signed the agreements.

Final Details

While under contract, the buyer will work with their mortgage provider to finalize the loan and perform other due diligence.


The buyer will usually perform a physical inspection of the home. They may even ask you to make certain repairs. I will explain all of your options regarding the inspection.


This is the transfer of funds and ownership. Depending on when the buyer moves into the home you will need to be all packed up and ready to move.

What to Expect When Buying Your Home

 Meet a Real Estate Professional

Let’s talk about what you are looking for in a home. Home many beds, baths, neighborhood, etc.

Buyer doesn’t pay. When buying a home, your agent’s commission is paid by the seller, so I’m working for you for free (but you’ll still get great service!)

Get Pre-approved

If you haven’t yet met with a lender, you’ll need to do that ASAP. I can refer you a number of quality lenders who can help you get started. Next, you will need pay stubs, w2s, and bank statements. Knowing what you can afford is critical to a successful home shopping experience.

Search for your new home

Now the fun begins. I will schedule showings and help you find the perfect home. We’ll also utilize searches to be alerted when homes that fit your criteria come on the market.

Make an Offer

We’ll present an impossible to ignore offer!

Negotiation and Contract

While the competition will be fierce for homes, don’t worry. We’ll come out on top in the end.

The Contract - In most cases the contract provides you with a timeline to obtain financing, as well as time to inspect the physical condition of the home. I’ll take the time to explain the contract to you, so you know what is happening every step of the way.

In Escrow

We’ve come to terms with the seller, and the home is effectively held for us until the closing date.

Final Details

To close the deal we’ll need to perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender.

Preparing for Closing - You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. Your agent will be managing this entire process for you.


The is the transfer of funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.

Discovering the Right Neighborhood

There are a number of great neighborhoods in Colorado Springs. We have master-planned communities where new homes are being built and older established neighborhoods with big trees and homes that have been around for decades. While only you know what neighborhood will be right for you, here a few things to consider:

Crime and Safety
We all want to live in a safe community, free from crime.

Do you want to live in an established neighborhood, or one that is being built from scratch?

If you have school aged kids, what school district do you want to be in?

How close do you want to be to shopping, entertainment, recreation?

Does the community have an HOA? What is the cost?

 Some neighborhoods have higher taxes than others. This is something to take into considerations.
